Preparing your Application

Q: What documents do I need to use this system?
A: This depends on what you aim to use the system for. If you are investigating whether your proposed development type is possible, you will require the address and/or Lot DP information. This can be found on your rates notice or s149 Certificate. Depending on the development type that you select, you may also require the following:

  • The area of the lot you are investigating - You may be able to find this information on the Notice of Valuation from the Valuer General.
  • The width of your lot measured at the building line fronting a primary road - You can find this information on plans for your dwelling. If this is not possible, you can manually measure the width. During the assessment process the certifier will need to confirm this information.

If you are preparing a complying development application, you will be required to upload some more detailed information about the proposed development. This information forms part of the assessment process. As each development is different it is difficult to provide an exhaustive listing for each scenario. The information captured in the document titled “What documents do I need to lodge an application” is a reference only and we recommend discussing the documentation required with your selected Certifier once you have submitted your application for consideration. You can access this document from the
Learning and Knowledge section of this website.

Q: Where do I find the area of my lot?
A: You may be able to find this information on your rates notice or the Notice of Valuation from the Valuer General under “Area”.

Q: Where do I find the width of my lot measured at the building line fronting a primary road?
A: You can find this information on plans for your dwelling. If this is not possible, you can manually measure the width. Please note that this is not for the width at the building line, but it is the width from the street frontage. During the assessment process the certifier will need to confirm this information.

Q: Why do I need to know how much the proposed development will cost?
A: This field is used to calculate the long service levy on your development. The long service levy is payable on building works with a value of $25 000 or more. This is paid to your Council. Please note that this will be checked by the Certifier during the assessment process. If incorrect it will be adjusted prior to payment.

Q: How long will it take to complete a complying development application electronically?
A: The system guides you through the seven step application process, and if you have the required information ready, then the application process could take 10 minutes to complete.

If you do not have the required information, you are able to exit the system during the application process and return at a later date to complete your application. This can be done by accessing the “Manage my Applications” dashboard feature in the top right hand corner of the screen. Once you have identified the relevant application, using the drop down menu, select “edit” from the list of options and press go. This will return you to your application. You can either use the left hand pane navigation to take you to the last page you were on, or re-confirm the information submitted previously.

Q: I made a mistake! Can I change the details in my complying development application?
A: Yes. You are able to amend your complying development application prior to submitting the information to a Certifier. You do this by signing into the system and using the applicant dashboard feature. Here you are able to edit your application and/or upload additional documentation.

After you have officially lodged your application it becomes locked and you are unable to amend it. Please advise your nominated Certifier of any changes and they will be able to amend the application accordingly.
